Punta Mita & Litibu

Punta Mita, located at the most northerly point of Banderas Bay, where the bay meets the Pacific Ocean and about 25 miles from Vallarta, was first developed by Four Seasons about ten years ago. It includes a Nicklaus golf course and a five star hotel complex. Until five years ago, the drive to Punta Mita was somewhat dangerous on a small, poorly maintained, curvy road. However, in order for the state of Nayarit to accomplish its goals of creating a Riviera Nayarit, they totally upgraded the entire area infrastructure. Today the beautiful highway to Punta Mita and points north is quite safe and easy to drive, day or night.

The 1,500 acre gated Four Seasons compound with almost ten miles of shoreline has numerous multi-million dollar villas and plans for many more. There is also a second Nicklaus course, a St. Regis Resort with villas, two more boutique hotels, a number of exclusive condominiums, yacht club and pier, etc., planned for the Four Seasons Resort complex in the near future. This massive high-end growth has created numerous opportunities for those areas just outside the 1,500 acre compound around the old village of Punta Mita. There are a number of small condominiums along the beaches facing the bay and plans for many more. The old area of the Punta Mita village is on the verge of being totally replaced with a new commercial zone, high-end restaurants, and larger condominiums. This future area will support the growth within Four Seasons and the adjacent area of Litibu, located two miles north of Four Seasons on the Pacific Ocean, thus eliminating the half hour drive to Puerto Vallarta for supplies.

Litibu, a magnificent cove tucked safely behind the north side of the Punta Mita peninsula, has been selected for the first phase of the multi-billion dollar Fonatur creation termed as the “Riviera Nayarit“. The initial investment of 50 million dollars will be for the required infrastructure serving this 375 acre planned development. Plans call for up-scale condominiums and boutique hotels, totaling at least 3,200 rooms. A Greg Norman golf course, the first of three planned for this 30 mile stretch of pristine Pacific Ocean shoreline, is currently under construction with up to 300 luxury villas surrounding it. Plans include a 150 slip marina, a theme park designed after Xcaret, schools, hospital, etc. Fadesa, one of the Spanish development companies has committed its first 350 million dollars, of a total five billion dollar commitment, to this first phase of construction. This area, with the backing of Presidents Fox and Calderon, is sure to be the next area of explosive growth during the next five to ten years.
