Sayulita & La Penita de Jaltemba
Heading north up the Pacific Ocean coastline from Punta Mita, the next
beautiful cove, well known for its surfing waters, is village of Sayulita,
in the center of what is designated to be the Riviera Nayarit. Although
the Fonatur 20 year plan does not currently call for any mega-developments
in Sayulita and there are no definitive plans at this time, the local
Urban Development 20 Year Plan does suggest that this village is expected
to grow from its current population of 2,500 residents to nearly 60,000
inhabitants by 2025. They are forecasting that 14,000 homes and condo
units and 8,500 hotel rooms will be constructed during the second and
third phases of the Fonatur expansion plan.
La Penita de Jaltemba is currently a small village located in a beautiful
cove about 20 miles north of Punta Mita. This magnificent area of Mexico
at the northern end of what is designated to be the Riviera Nayarit has
become exceptionally attractive for investment because the new highway
from Guadalajara meets the bay area at this point and then will continue
directly toward Puerto Vallarta, i.e., access to this stretch of Pacific
Ocean shoreline from both Guadalajara and Puerto Vallarta will be vastly
improved. Phase two of the Fonatur plans call for the construction of
El Capomo, a 670 acre development just north of La Penita de Jaltemba.
This community is projected to have another golf course, houses, condominiums,
and hotels with 5,900 rooms, a commercial center, a zoological theme park,
and more. Phase three of the Fonatur plan is referred to as La Penita,
which is located a couple miles south of La Penita de Jaltemba. This portion
of the 20 year construction plan will cover 1,120 acres and include housing,
condos, and hotels for an estimated 5,400 living quarters. It will also
have its own 18 hole golf course, 150 slip marina, beach club, commercial
area etc. Most of this development will take place after 2013 and is projected
for completion around 2025.
Outside the Fonatur plans, there are other companies currently in the
planning phase for huge condominium complexes and resort communities in
the La Penita de Jaltemba area which could be started within the next
year. The slightly hilly areas surrounding this beautiful cove provides
thousands of lots with magnificent views at very reasonable prices.
As this entire stretch of coastline real estate is being converted from
ejido land to property available for purchase by foreigners, it is rapidly
escalating in value and is being quickly acquired by savvy speculators
and investors. For anyone with a 20 year investment horizon, this area
should be seriously considered.
